How many BTU per square foot do you need?

20–30 BTU/hr per square foot, 25 as the honest middle — and five adjustments that decide which end of the range you're actually on.

The rule, and why it's a range

Base load = square footage × 25 BTU/hr. The published range is 20–30: the low end assumes a tight, shaded, well-insulated envelope; the high end assumes a sunny, leaky, under-insulated one in a hot climate. Most real rooms deserve 25, then get adjusted — not defaulted to 30 "to be safe."

Per-square-foot rules are a planning tool, not a Manual J replacement. They work because the error bars are known and adjustable — which is exactly what the next section does.

The five adjustments

Finish with a 10% safety margin and round up to the nearest 500 BTU. That margin is already the safety buffer — adding "one more size up" on top of it is the oversizing trap in action.

Notice the last two rows: 1,200 well-insulated shaded sq ft needs the same equipment as 1,000 average sq ft. Square footage alone never settles it — the envelope does. The 1,000 sq ft case gets its own walkthrough in what size AC unit for 1,000 sq ft.

Heating uses different math

Cooling rules-of-thumb don't transfer to heat. Electric baseboard heating sizes by watts (10 W/sq ft as the cold-climate baseline) — that's a separate calculation in the baseboard watts guide. Heat pumps get sized to the cooling load first and checked against your region's design temperature second, because a unit that nails July can still fall short in a January cold snap; auxiliary strips cover the gap.

BTU vs tons vs watts: the units, translated

The same cooling capacity wears three costumes, and sales materials mix them freely: 1 ton of cooling = 12,000 BTU/hr ≈ 3.5 kW of heat movement (about 1 kW of electricity at SEER2 14). So "24,000 BTU" = "2-ton" = a unit drawing roughly 1,700 W while running. Electric resistance heat uses the raw conversion — 1,000 W of baseboard delivers 3,412 BTU/hr, which is why the baseboard watts guide reads so differently from cooling math. Keeping the units straight is half the battle in HVAC quotes; the other half is noticing that a quote sized only by square footage has skipped every adjustment in the table above.

Ceiling height deserves its own warning

It's the most commonly skipped factor because it's invisible from the floor. A 500 sq ft great room with a 16 ft cathedral ceiling is not "500 sq ft × 25" — it's 500 × 25 × 2 = 25,000 BTU, five times the flat-ceiling number for the same footprint. Warm air stratifies to the rafters, and the thermostat at chest height never sees it; ceiling fans set to winter mode push the stratified air back down and can shave a full size class off the requirement. If your space has any ceiling over 9 ft, measure it and apply the height multiplier before anything else — it's usually the biggest single adjustment in the entire calculation.

Honest label: rule-of-thumb sizing is a planning estimate, not a substitute for a full ACCA Manual J. Extreme climates and unusual envelopes deserve a real load calculation before you spend thousands.
