What size AC unit do I need for 1,000 square feet?

Short answer: 20,000–30,000 BTU/hr depending on your envelope — usually a 2.5-ton unit or a 24k–30k mini-split. Here's exactly where your number falls in that range.

Step 1: the base load

1,000 sq ft × 25 BTU/hr per sq ft = 25,000 BTU/hr — the middle-of-the-road starting point for a typical 8-foot-ceiling space in a moderate climate. That's 2.08 tons, and standard equipment sizes up from there.

Why 25? The rule-of-thumb range is 20–30 BTU/hr/sq ft. 20 assumes tight, shaded, well-insulated construction; 30 assumes sun-beaten, leaky, minimally insulated space. 25 is the honest middle — then you adjust instead of guessing.

The oversizing trap, one more time

The single most expensive mistake at this square footage is buying "3-ton because it's only a little more." AC removes humidity in the last half of each cooling cycle; an oversized unit satisfies the thermostat first, every time, and leaves the space cold and clammy. Fixed-speed systems suffer most; inverter mini-splits modulate down and forgive 10–20% oversizing — but not 40%. If your math says 25,000, buy the 24k–30k class, not the 36k.

Ducts and airflow (central only)

A 2.5-ton unit moving 400 CFM per ton needs about 1,000 CFM of duct capacity — run your supply trunks through the duct CFM guide (CFM = BTU ÷ ΔT × 1.08) before committing to a layout. An undersized return is the quiet killer of right-sized systems: the unit starves, the coil ices, the capacity you paid for never arrives.

What the right size costs (2026)

Equipment price tracks tonnage, so the sizing math is a budget line too. As of 2026 street pricing: a 2-ton central heat pump runs $3,500–6,000 installed, 2.5-ton $4,000–7,000, 3-ton $4,500–8,000 — and the jump between adjacent sizes is usually $400–700, which is exactly why salespeople push one size up. Resist it: the extra ton doesn't cool better, it dehumidifies worse and cycles itself toward an early compressor death. DIY mini-split economics differ: a 24k single-zone pre-charged unit runs $1,400–2,500 with a weekend of homeowner labor, while the same head pro-installed with a Mitsubishi or Fujitsu lands $3,500–5,500.

Efficiency is the other half of the bill. SEER2 ratings decide the operating cost, not the sticker: in a 1,000 sq ft space running 1,000 full-load hours a year, each ton of capacity at SEER2 14 costs roughly $220/season at $0.15/kWh — stepping to SEER2 18–20 cuts that by 25–30%, or $60–70 per season per size class. Over a 15-year compressor life, the efficiency delta pays for the upcharge on the 2.5-ton class; on the 3-ton it pays twice.

One more check before you order: electrical. A 2.5-ton heat pump wants a 30–40 A 240 V circuit; adding one to an older panel is a $500–2,000 line item that never appears in HVAC quotes until install day.
